Staging Your Home Checklist

Yes, we know you have a life and selling/staging a home can be difficult for some families. We UNDERSTAND and respect your privacy & your life.

However, we want to help you in getting your home sold and preparing the home for sale. Here are a few tips to help simplify the process and help you get a more rapid sale of your home!

• Declutter & make your home as presentable as possible each morning. This habit will make things so much easier for you when you get the unexpected call that gives short notice to show your home!
• Neatness is so much more important than immaculate. Prospects don't see your dust!

Remove all clutter from the house. Are all countertops free and clear? Have you removed unnecessary furniture throughout the house? (If necessary, rent a storage space to store some of your things to make your home look larger & neater) Remove the art gallery and coupon collection from the refrigerator. Look at your exterior as if you were a buyer! Is the front door freshly painted & the insect nests & cobwebs removed from the front area? Is the garage door closed?

Check the bathrooms Are the surfaces clean and clear? Are shower curtains and doors hung properly? Is the flooring clean and fresh? Are towels neatly hung? Close the toilet lids, please! Go to some models & look at some of their tricks to make baths more appealing

Check the walls. Is paint and wallpaper fresh and clean? Are the walls free from holes? Are there any colors or objects on the walls that need to be removed? Are your pictures & art work hung at the right height? (should be hung at eye level when you are sitting, not while you are standing) Too many personal pictures are a NO, NO! You want the prospects to visualize themselves living in the home, not visualize you & your family!

Check the floors. Is the carpet clean and free from stains? Are hard surface floors clean and free from stains? Invest in New Carpeting and upgraded padding, if yours has gotten "tired"!

Check windows and window coverings. Are all the windows clean & good repair? Are draperies and blinds clean?

Pet check. Are there any signs that this is a pet's home? Be sure to clean and remove kitty litter from sight when prospects are coming. Please remove the pet toys, bedding and pet food from sight.

How's the aroma? Try to air out the home prior to showings. Please, Please NO SMOKING in the garage or the home! If air freshener is necessary, use well before showings as a consideration to those with allergies.

Set the mood prior to showings. Please turn on the lights, even in the daytime! Open draperies and blinds. Set a pot of lovely flowers by the front door! Turn on the radio to a classical music station, set the volume on low. If you have time, cook a batch of cookies to have the warm, welcoming aroma permeating the home. Close the garage door so that your home looks perfect from the exterior!
