Based on the numbers I shared in the video, here’s where the Lakewood Ranch single-family market stood in August 2026:
Months of Supply of Inventory: 3.26 months
Median Sold Price: $599,900
Sold-to-List Price: approximately 97.3% of asking price
Median Days on Market: 35 days
Still a seller’s market, but a more balanced one
With just over three months of supply, Lakewood Ranch is technically still in seller’s market territory — anything under about six months of inventory tends to favor sellers. That said, this isn’t the frenzied market we saw a couple of years ago. Homes are taking over a month to sell on average, and buyers are negotiating roughly 2.7% off the list price rather than paying at or above asking.
What this means if you’re selling
Pricing still matters more than ever. With inventory this tight, well-priced homes are still moving, but buyers have enough options — and enough time — that an overpriced listing will sit. Price it accurately from day one and you’re still likely to sell within a reasonable window, without leaving money on the table by starting too high and chasing the price down later.
What this means if you’re buying
This is a friendlier market than it’s been in a while. With homes sitting for about 35 days and sellers accepting offers a few points under asking, you have some room to negotiate — on price, closing costs, or repairs — especially on a home that’s been sitting for a bit. It’s still not a landslide in buyers’ favor, so a well-priced home in a desirable area can still move fast.

Lakewood Ranch is still a seller’s market on paper, with just over three months of inventory and homes selling close to asking price. But the edge sellers hold is thinner than it’s been in recent years — days on market are climbing and buyers are negotiating more successfully.
